House Cleaning Cost Calculator — What to Pay or Charge

This calculator works from both sides of a house cleaning job. Homeowners can estimate what a cleaning service will cost per visit, per month and per year; cleaners can switch to the quote mode and work out what to charge for a job so that it pays the hourly rate they want after supplies, driving and self-employment tax.

The estimate starts from a per-visit base price by home size: $100 up to 1,000 sq ft, $150 up to 2,000, $200 up to 3,000, and $275 above that. It then adds $15 for each bedroom or bathroom beyond a combined four, or takes off $15 for each one fewer, with a floor of $80 a visit. Weekly service counts as 52 visits a year, bi-weekly as 26 and monthly as 12; the annual cost is the per-visit price times those visits, and the monthly figure is the annual cost divided by 12. These prices are the calculator's own assumptions, not survey figures, and the per-visit price is the same at every frequency.

The quote mode starts from time rather than price. A standard clean takes about one labor-hour per 500 square feet, the rate cleaning-business guides converge on (4 hours for 2,000 square feet), half an hour more or less for each bathroom above or below two, 1.75 times as long for a deep clean and twice as long for a move-in or move-out clean, with a two-hour minimum; weekly clients take about 15% less time and one-time jobs 15% more. Those hours are paid at the rate you want to earn, grossed up for the 14.13% self-employment tax, then supplies and mileage at the IRS rate of 76 cents a mile are added and a profit margin, 25% by default, is taken on the total. With the defaults, $25 an hour, $10 of supplies and 10 miles, a 2,000 square foot home cleaned every two weeks quotes at $179, close to Angi's national average of about $176 a visit, and leaves you about $31 an hour including travel time before income tax. Either way, read the figure as a starting point: your market, the home's condition and extras such as windows or the inside of the oven all move the price.
