How It Works

Pricing anything by area, a build, a renovation, or a property you're sizing up as an investment, comes down to the link between square footage and cost. Pinning that relationship down lets you estimate expenses and gauge value with some confidence rather than guesswork.

Two formulas cover the work. For total cost, multiply the square footage by the cost per square foot (Total Cost = Square Footage × Cost Per Square Foot). Running it the other direction, divide the total cost by the square footage to recover the rate (Cost Per Square Foot = Total Cost ÷ Square Footage).

Consistent units are non-negotiable, so keep everything in square feet and dollars before you calculate. Cost per square foot swings widely with material grade, labor rates, and regional market conditions, so a single benchmark number rarely transfers cleanly from one project to the next. The estimate also tends to fall short when permits, design fees, and contingencies go unaccounted for, since those extras can tack 10-20% onto your starting figure.

Example: Estimating a Home Renovation Project

  1. 1 A homeowner wants to renovate a 1,500 square foot area of their home. Based on quotes for similar projects in their area, the estimated cost per square foot for the renovation is $120.
  2. 2 To calculate the total estimated cost, we apply the formula: Total Cost = Square Footage × Cost Per Square Foot. So, Total Cost = 1,500 sq ft × $120/sq ft.
  3. 3 The total estimated cost for the renovation project is $180,000.
  4. 4 This $180,000 estimate provides a solid baseline for budgeting. However, the homeowner should also allocate an additional 15% ($27,000) for potential overruns, bringing the total budget to $207,000.
